Embarking on a renovation or new construction project can be daunting even when costs are predictable.
Uncertain times call for smart strategies. “Tariffs are being used as a bargaining tool, and while they’re supposed to help us in the long run, the truth is we’re stuck in limbo right now,” says Graham, vice-president of operations

Because the Aloha State must import between 80 and 90% of its building materials, he adds, Hawaii homeowners and builders will inevitably feel the impact of any tariffs that are implemented. “Tariffs can be imposed almost overnight. There’s no warning, and by the time costs rise, it’s too late to avoid them.”

However, whether tariffs are implemented or not, it’s still a good idea to move forward, even now. “The longer a project is delayed, the more expensive it becomes,” Graham says.
“Even if tariffs don’t kick in right away, the reality is that costs always go up over time — whether because of materials, labor, shipping, or permitting delays. Waiting almost always means it’s going to cost more later.”
Simply put, construction costs never go down. Material prices, labor rates, and even the costs associated with implementing code requirements – building standards for safety, health — continue to rise year after year, Graham points out.
“Getting started today means we can lock in pricing, secure materials early, and budget for cost overruns, which allows time to adjust if tariffs are suddenly introduced,” he says.
